What is a home inspection and what can I expect from one?
home inspection is a thorough look at the major systems of the home including inspection of Heating / Cooling systems, Electrical System- Panel / Outlets / Lighting, Pluming System including Supply piping / Drainage piping / Fixtures, Structural elements including Roof / Wall / Floor Structures, Roof Coverings, Interior / Exterior surfaces and Decks / Porches. Also included in Your Home Inspection is a Wood Destroying Insect (WDI- Termites, Carpenter Ants, Wood Boring Beetles) and a Wood Destroying Organism Inspection (WDO- Wood Rot Fungus). The goal of the inspection is to identify the systems of the home, and when possible identify system deficiencies and systems that are at or near the end of their useful life.
Do I need to have my home inspected?
The simple answer is Yes. New or old, every home needs an inspection. I will provide you with a wealth of information that's hard to acquire any other way. From the foundation to the roof, you'll gain important information about the largest investment you're likely to make in your lifetime. By helping you to better understand your house, a home inspection helps to pave the challenging road to home ownership.
What is the timing of an inspection and How long does it take?
I typically perform inspections Monday through Saturday. A thorough inspection takes several hours and I respect your valuable time! Inspection, Photographic documentation and data gathering takes an hour to an hour and a half depending on the complexity of the home. It is my job as inspector to help you understand the conditions present at the home.
Do I have to attend the Review of the Findings?
Your attendance at the review is not required, but you will learn much more about your home by attending the Review. Your inspector is an educated and experienced source of information about your home.
How much does an inspection cost?
Home inspections can cost as little as $375. Fees are generally based on the size, location and age of the home. The inspectors fee for large homes, remotely located homes, and older homes are more. A home inspection can pay for itself by providing you with substantiated evidence and information that often enables you to negotiate for seller funded repairs- sometimes thousands of dollars!
